Lake Views - January 12, 2018

Happy New Year!

We hope everyone enjoyed their holiday celebrations!  The board is ready to get back to work this month.  Our first meeting will be Tuesday, January 23, 6:30 p.m., at Broken Arrow.  We met after the December 4th annual meeting to elect 2018 officers so that we can get right down to business.  Your 2018 officers are:

Thanks to all who have paid their 2018 dues!  If you haven't already done so, mail your check for $615.00 to Lakeview Estates Homes Association, 14300 W. 56th Place, Shawnee 66216.  Late fees of $25 per month apply to dues received on and after February 1. 

New this year is the option to pay your dues by credit card.  Payments will be processed through PayPal, but a PayPal account is NOT required; simply click on "Pay by debit or credit card" when the log-in screen appears.  There is a $20 convenience fee added for a total payment of $635.00 (through January 30).  Click here to access the PayPal link:  http://www.lakeviewestateshoa.com/dues/

We are again looking for 3-4 volunteers to serve on the annual Audit Committee.  The audit of the 2017 Lakeview books will take place around the first week of March and is a one-time, 2-hour time commitment.  Contact Nancy Austin if you are interested in serving (847-254-6839, nancy.austinkc@gmail.com) or reply to this email.

DUES INCREASE PASSES!

On the question of whether to increase annual dues by $90 to $615.00, the answer was a resounding yes!  With 97 households voting, the final count including proxies was 71 yes and 26 no.  The majority was 73% of total votes cast.  The proposition needed 60% to approve.  Thanks to all who voted to support our neighborhood!

Lake Views Newsletter - October 12, 2017

From the Board:

By now, you all will have received the mailing regarding the board's recommendation to raise annual dues from $525 to $615, the first increase in 17 years. This equates to a $5.30 increase per year.  If you haven't already read the recent letter we sent, please do so!  We also encourage you attend the special meeting at Broken Arrow next Tuesday, October 17, at 7:30 p.m. to comment, ask questions, and cast your vote.  If you are unable to attend and would like to vote, please follow the instructions in the mailing and deliver your proxy to 5702 Oakview no later than 5:00 p.m. on Friday, October 13.  No proxies will be accepted or counted after this deadline.

We want to stress that even with this dues increase, finances will be tight over the next 5-7 years with all the major repairs and maintenance coming due. Please note this dues increase equates to $29,000 annually, money sorely needed not only for required maintenance to keep our amenities functioning, but also to keep our our emergency contingency account funded. 

In addition to our long list of maintenance and repairs, a situation has developed with a stormwater detention basin on common property at 55th and Oakview.  We have already allocated emergency funds for the clearing and excavation around the drainage problem to alleviate some of the water backup.  The city has stated that it is the association's responsibility to completely re-engineer and rebuild this basin, which could see construction costs of $50,000 to $70,000. The board has voted to seek legal advice before undertaking any more work on this project.  At a minimum we will budget for extra legal fees next year in hopes that we can persuade the city to pay at least a portion, if not all, of the cost.  It is unforeseen expenses like this that highlight the need for maintaining the funds in our contingency account which we cannot be accomplished without an increase. 

We have also been working on next year's budget since August.  A draft budget will be available for you to peruse at the meeting next week.  The board's vote to approve a final 2018 budget will occur at the November 14 board meeting.

The year-end annual general membership meeting is scheduled for Tuesday, December 5.  Board elections will take place at that time.  Ballots will include three 2-year positions and one 1-year position (to complete Ken Smith's term).  If you are interested in running for one of these four seats, per our bylaws you must submit your intention in writing to the secretary no later than October 31st (email: nancy.austinkc@gmail.com, info@lakeviewestateshoa.com, or mail to 5702 Oakview Street).   Please note that you are running for a seat on the board, not a specific position.  Officers are elected after the new board is seated in January.  If you have several hours a week to devote to Lakeview business, we would love to have you join the board.  If you have any questions, please don't hesitate to contact any current board member. 

We are sorry to announce that Stacy Friling is stepping down at the end of the year after serving two years as chairman of our Recreational Facilities Committee.  Thank you, Stacy, for getting the committee organized and up and running.  We have appreciated your time, expertise, and enthusiasm!   We are happy to announce that Andrea Harts has offered to take over in 2018.  Thank you and welcome, Andrea!

NEWS & BOARD MEETING NOTICE

From the Board:

We did not get through a very long agenda Tuesday evening, so there will be an additional board meeting this month on Monday, June 26, 6:30 p.m., at 5702 Oakview (see agenda below).

We hope you love the earlier opening time and take advantage of the peace and quiet.  We considered but did not approve a later closing time. 

Please note that the board discussed whether to allow short-term rentals like Airbnb in Lakeview.  The vote was unanimous to prohibit Airbnb rentals and other rentals of less than six months. A resolution to this effect will be added to the Bylaws.

Lastly, a huge "thank you" to Kathy Ledbetter for volunteering to organize the LVE residents pool party.  Mark your calendars for Saturday, August 12, 2:30 to 10 p.m. (rain date Sunday, August 13).  Details will follow in a separate email.
